Job Description

Site Superintendent holds general carpentry skills with experience in residential new & remodel or commercial shell & core and tenant improvement projects. This working position also manages, directs and accepts accountability for all field activities and reporting functions associated with the construction of assigned projects. The Site Superintendent provides leadership in and manages the coordination of all activities within the construction process.

This position’s minimum requirements include, but are not limited to:

-5 years construction superintendent experience, or equivalent

-Ability to lead, manage and accept accountability for all field activities, safety and reporting functions of an assigned project

-Ability to coordinate subcontractors and self-perform work to deliver a project on schedule

-Competent in reading blueprints and knowledgeable in commercial construction methods

-Foresight to predict and ability to solve problems with available resources

-Ability to perform physical tasks common to a carpentry position

-Proficient with MS Office, mobile & cloud-based technologies (Procore experience
a plus)

-Provide own standard carpentry tools

-Fluent in English both verbal and written

-Valid driver’s license, good driving record and reliable transportation

-Drug-free and the ability to pass a background check

This position’s responsibilities include, but are not limited to:

Safety

-Conduct initial site safety audit upon arrival at a new site.

-Set up a job office and see that permits, notices, safety binder and regulations are posted in a conspicuous place. Acquire or arrange for sanitary stations, first aid kit, fire extinguisher, potable water, personal protective equipment, etc. as needed.

-Conduct daily site safety audits of both company and subcontractor crews. Correct all non-compliant activities and behaviors immediately. Noting ALL observation(s) & corrective action(s) in daily log.

-Conduct weekly safety meetings. Insure adequate attendance and submit meeting notes with attendee signatures to the office.

-Document and submit to the office an Incident-Injury Report for ANY near miss or injury to Blox crew or Subcontractor’s crew members.

Project Supervision

-Have a thorough knowledge of the plans and specifications for each project assigned.

-Attend pre-construction and construction meetings. Take notes on areas that may present a future problem and present to the project manager for consultation.

-Properly layout a project, making certain that the proper grade is followed and the structure is accurately located.

-Schedule work with Subcontractors and suppliers with proper lead time and confirm schedule the day prior to work being performed.

-Maintain the project schedule for completion as promised to client.

-Provide timely and accurate information to contractors and vendors. Follow up all calls with a written request via email to have a trail of communication.

-Maintain a high standard of quality control. Complete quality assurance inspections, email documentation of corrective actions and follow-up to ensure completion of corrective items.

-Monitor that housekeeping practices are observed and maintained by both company’s crews and subcontractors. Ensure site is next-trade ready.

-Maintain project site security.

-Warranty management.

Project Budget & Records

-Utilize Procore construction software to manage project activities

-Maintain Daily Log for project

-Insure that all change orders are properly executed and indicated on as-built plans.

-Monitor and track all job costs (materials, subcontract, and labor) to insure completion of job within budget.

-Review, code, approve and forward invoices, reports and shipping receipts to the office each week.

-Coordinate required inspections with local jurisdictions.

-Other duties as assigned.

Leadership

-Provide leadership, manage and accept accountability for all field activities and reporting functions associated with assigned projects.

-Optimize and insure the effectiveness and efficiency of subcontractors and temporary labor.

-Develop and maintain positive professional relationships with clients, inspectors, architects, subcontractors and other key individuals connected with the project.

-Manage and resolve customer issues in a timely fashion and communicate progress on completion.

-Expect and demonstrate the company’s core values of safety, integrity and quality.
